This weekend is a collaboration between numerous state and local Realtor associations across the country. This event will provide home sellers with additional exposure for their homes and give potential home buyers the opportunity to view numerous homes […]

Mirada Subdivision – New Homes From $169,900

My office is listing a new subdivision in NE Bend called Mirada. The neighborhood will be located at Butler Market Rd. and Eagle Rd. and will have 256 homes priced from $169,900 – $234,900. There will be a small homeowners association fee for upkeep of the grass medians and entrance signs. There are a few builders offering new homes in this price range and […]

919 Bond Street – Modern Living, Downtown Bend

I attended an event at the 919 Bond Building last night. Man that place is swanky. I instantly felt hipper the second I walked through the doors. The 919 Bond building located downtown was developed by Taylor Pickhardt Development LLC and features 4 modern condominiums, a street level restaurant, The Loft of Bend private wine club, full […]

Rocky Point Riverfront Townhomes

I have to brag a little if I may. It’s no secret that the real estate market is slow. Many people that absolutely have to sell can’t and others that would like to don’t dare listing because they’re convinced they can’t sell. They won’t even try. At Rocky Point, we have sold 2 of […]

March Real Estate Statistics

There really wasn’t a whole lot of change from February to March. Sold properties are up a bit from January but not substantially. Most of the activity is in the $200-$300,000 price range, which partially explains why the median home price is currently about $290,000. You can view the March Statistics here:  March 2008 Real Estate Statistics

February Real Estate Statistics

Yes, I realize it’s April! I sent out the statistics to my email group but forgot to post them on my blog so here they are now.  February 2008 Real Estate Statistics Pending home sales were up in February compared to January, so we should see a higher number of sold properties in March as the […]

Is Affordable Housing Back?

It obviously depends on your definition of affordable, but it is again possible to purchase a new single family home for under $200,000 in Bend. I’m not referring to short sales or foreclosures either. Several subdivisions are under way in both NE and SE Bend and the lowest priced home I’ve seen is in the […]

Time Magazine Article Says “Don’t Wait to Buy”

A recent Time Magazine article concluded that by waiting one year to buy because you want to wait to see what the market does may not save you as much money as you might think. In fact, it might not save you anything at all. Consider a home priced today at $218,900. If you put […]

Will Refinancing Pay Off For You?

My husband and I just refinanced our mortgage and were able to lower our interest rate by 1.25%. We bought our house in December 2005, so we’ve lived in it just over 2 years. We plan to stay in this house at least another couple of years so refinancing made sense for us. We will […]

Best Buyer’s Market in 20 Years!

I am tired of all the negative press about our real estate market so I was really excited to get an email this morning from Bill Robie about the new marketing campaign being launched. The combined efforts of the Central Oregon Chamber of Commerce,  Central Oregon Builder’s Association, Mortgage Professionals (OAMP), and Realtors (COAR) are partnering to spread the word […]

Does this seem unethical or is it just me?

Wednesday morning I called the owner of a listing that came up as expired in the MLS. He agreed to meet with me so I dropped off my prelist packet that afternoon and made an appointment to meet the owner at the house Thursday at 4:00pm. This morning, the day of the appointment, I was […]

It’s time to get real

Reality check!!! Today’s post is about buyers and sellers with unrealistic expectations and my attempt to bring them back to reality. I chatted with a coworker about my plan to post this topic and she said “You can’t talk about that. Your clients will get upset with you and probably switch agents.” I disagree. I […]

Happy New Year! Important info for out of state sellers

Happy New Year! I hope you all had a wonderful holiday season. Mine was a bit extended, but I’m finally ready to get serious again. Back to work! In the spirit of the new year, let’s talk about a new Oregon Law, House Bill 2592. This law, effective January 1, 2008, will affect all non-Oregon […]
