BEND – One of the things I love about living and working in the Bend Oregon Real Estate Market is the huge variety of great neighborhoods to choose from including Awbrey Butte, an excellent west side neighborhood which offers plenty of great homes for people who are planning on relocating or purchasing their next home in the area.
Awbrey Butte is in NorthWest Bend and locals refer to it simply as “The Butte.” Some of the nicest and largest homes in Bend are located on The Butte and some of Bend’s most amazing Cascade Mountain views can be found here, particularly on the NW side. Some homes enjoy views of the entire mountain range from Mt. Bachelor to Mt. Hood. The southern and southeastern sides of the butte have views of Downtown Bend and Pilot Butte, where the fireworks display takes place each 4th of July.

Awbrey Butte does have a Home Owner’s Association with a small annual fee that enforces the CC&Rs that protect the owner’s property values and beautiful neighborhood appearance. Popular subdivisions on The Butte include: Awbrey Butte, Awbrey Glen, Awbrey Meadows, Awbrey Park, Awbrey Point, Awbrey Village, Awbrey Woods, North Rim, River’s Edge Village, River Park Estates, Wyndemere, City View, and The Heights of Bend.
“Tight Knit” Neighborhood
Many people have described Awbrey Butte as a tight knit neighborhood because, besides taking pride in their homes, homeowners here actually like to hang out with each other.
The average household income on Awbrey Butte is $82,967 and most residents here have either attained their bachelor’s degree (35%) or Master’s Degree (25%).
If you spend a few minutes driving through Awbrey Butte you will see custom homes here have all been built with care and each home is uniquely landscaped using features that blend in with the natural landscape including awesome junipers which many people have said look at least a century old, rock outcroppings from local lava rock and so much more.

On Awbrey Butte, homes range in price from around $450,000 for a 2000 square foot home with 3 bedrooms, 2.5 bathrooms to $1,500,000 for a 4 bedroom, 4.5 bathroom home with more than 5000 square feet.
Although most homes on Awbrey Butte were constructed in the late 1990’s there are still plenty of great opportunities for people who want to live here thanks to lots for sale in the area which range in price from $200,000 to $450,000.
